👉 What’s new: Sarasota’s real estate market is showing signs of balance after several years of rapid growth.

Prices remain steady, more homes are available, and the pace of sales has normalized.

🗞️ Why it matters: The local market isn’t retreating — it’s adjusting to post-pandemic conditions, higher interest rates, and shifting buyer behavior.

By the numbers:

• Sarasota County inventory is up 52% from a year ago

• Median home price in Sarasota County: $500,000

• Median price in the city of Sarasota: $659,000

• Median time on market: 35 days, compared to 12 in early 2022

• 52% of January sales were cash transactions

👀 What they’re seeing:

• Realtors report that while some homes are sitting longer, updated and well-priced properties continue to attract offers. Buyers are being more selective, and sellers are adjusting to changing expectations.

The bottom line: Sarasota’s housing market is stable, with steady prices and increased inventory. Activity has slowed compared to the recent boom, but demand remains consistent, particularly for well-prepared listings.
